A <br /> WSBa proposal to pros4ae professional services for the Elk River comprehensive plan update <br /> Evaluation of Housing <br /> Housing is an important component of all communities. <br /> Quality, available, affordable, and diverse housing enhances <br /> the quality of life, contributes to a community's sense of <br /> place, and supports economic development. As part of <br /> this task, WSB will work with the PAC and CAC to update <br /> the pertinent sections of the 2004 Comprehensive Plan, <br /> Chapter 7 — Housing. This involves reviewing and editing <br /> data for the existing housing characteristics, housing mix, <br /> age and condition of housing, and housing policies. The <br /> housing plan will also be updated based on current and <br /> projected economic trends. These updates will be reviewed <br /> with the Citizen Advisory Committee and refined as <br /> directed. <br /> . :. The following information will be collected and reviewed by <br /> r <br /> X <br /> the WSB team: <br /> } Statistics on the age of housing stock in Elk River. <br /> Residential building permits data from 2000 to most <br /> current available figures. <br /> .' American Community Survey findings for data collected <br /> between 2005 and 2011. Compile the following: <br /> — Owner-occupied housing units by mortgage status <br /> — Owner-occupied housing units by value <br /> — Renter-occupied units by contract rent <br /> — Housing units by structure and occupancy <br /> — Housing units by occupancy status and tenure <br /> Residential land supply in Elk River and its impact on <br /> potential housing production. <br /> Housing values since 2000 based on sales data from <br /> the local MLS and/or the City of Elk River or Sherburne <br /> County Assessor's Office. <br /> Utilizing this information, WSB will assist the City in <br /> determining the appropriate housing levels (affordable <br /> housing, executive) necessary to support the desired local <br /> commerce and industry. This data will also assist WSB in <br /> forecasting how Elk River will be affected by the aging of <br /> the population, in terms of housing demand and services. <br /> Project Approach / 15 <br />
