Task 3 OPTIONAL -Construction Administration. <br />Plan options for the Mississippi <br />Crossings Gateway Plan in <br />Elk River, MN, provided the <br />project stakeholders with <br />various development phasing <br />ideas, including a marina and <br />restaurant. <br />We will work with city staff to determine the boundaries of our study area, which <br />will generally focus on the area where the two buildings were removed but will <br />include an analysis of the entire public parking area. We will analyze the property <br />and the community needs to develop concepts that meet the needs of the community, <br />including the City, HRA, Downtown Businesses and residents. We will work with <br />staff to define goals, objectives and help you build on the downtown vision that <br />you've discussed in order to address existing parking needs and plan for optional <br />improvements. Landform will: <br />a) Respond to contractor RFIs, compensated on an hourly basis, as <br />requested. <br />b) Provide limited on-site observation, compensated on an hourly basis, as <br />requested by the Client. <br />c) Upon substantial completion of the project, perform an on-site review <br />and compile a final punch list. <br />d) Attend progress meetings, compensated on an hourly basis, as requested <br />by the Client. <br />e) Prepare Record Drawings based upon as-built information provided by <br />the Contractor. <br />f) Review the irrigation cut-sheets and design for conformance with the <br />specifications and standard irrigation practice and for proper coverage. <br />Schedule We will complete the project according to the schedule described in the request for <br />proposals from the Economic Development Director. <br />We can provide renderings, such <br />as this from The COR in Ramsey, <br />to help Elk River visualize the <br />master plan. <br />
