Task 2 <br />Our Sensibly ®design <br />approach means that we <br />will look for cost-effective, <br />sensible solutions for blending <br />development realities with <br />sustainable design. <br />Concept/Schematic Design and Cost Estimates. <br />We will work with city staff to determine the boundaries of our study area, which <br />will generally focus on the area where the two buildings were removed but will <br />include an analysis of the entire public parking area. We will analyze the property <br />and the community needs to develop concepts that meet the needs of the community, <br />including the City, HRA, Downtown Businesses and residents. We will prepare <br />development options for the area with an emphasis on the parking lot area, but our <br />analysis will include recommendations for the adjacent areas in our study area. We <br />will work with staff to define goals, objectives and help you build on the downtown <br />vision that you've discussed in order to address existing parking needs and plan for <br />optional improvements. Landform will: <br />a) Prepare three Concept Plans for your reference as you determine <br />the apparent viability of the project. The concept plans will include <br />at least 25 parking spaces and options will include landscaping, <br />benches, planters, kiosklcommunity signage, trash enclosure, aesthetic <br />recommendations for the east wall of Elk River Meats. <br />b) Meet with City staff once to address any development concerns and <br />revise concept drawings accordingly. <br />c) Meet with the HRA once to review the three concept plans. <br />d) Lay out the proposed site based on the preferred Concept Plan approved <br />by the Client. <br />e) Coordinate with the City to show easements on the preliminary plat. <br />~~>< <br />a ~ <br />,9j ~} S <br />'~ `~ • w <br />Our work as the development <br />managers for the City of Ramsey <br />builds on both our master <br />planning skills and our ability to <br />successfully execute plans. These <br />skills would translate perfectly <br />in to the work needed for the <br />City to successfully develop the <br />Gateway. <br />f) Prepare a conceptual Grading, Drainage and Erosion Control Plan <br />indicating existing and proposed contour intervals, erosion control <br />measures, and methods of collecting and draining storm water. <br />g) Assist you in preparing cost estimates for project based on the approved <br />concept design. <br />h) Prepare presentation materials as needed to present the Concept Plan. <br />Deliverables: Three Concept Plans (PDF format) <br />Final Concept Plan (PDF format) <br />Cost estimate for concept plan with alternatives <br />Meetings: Two meetings <br />
