Work Plan <br />Task 1 <br />Our proposed work plan for this project is based on our previous discussions and our <br />understanding of your goals for the development area. Each task is outlined below <br />with an estimated number of anticipated meetings and task deliverables. For clarity <br />purposes we have divided this work into 5 major tasks and have included additional <br />task options at the end of this work plan (although some tasks will overlap): <br />Task 1) Site Investigation <br />Task 2) Concept/Schematic Design (including Cost Estimates) <br />Task 3) Construction Administration (Optional) <br />Site Investigation of Existing Conditions and Past Studies. <br />We will work with city staff to determine the boundaries of our study area, which <br />will generally focus on the area where the two buildings were removed but will <br />include an analysis of the entire public parking area. We will analyze the property <br />and the community needs to develop concepts that meet the needs of the community, <br />including the City, HRA, Downtown Businesses and residents. We will work with <br />staff to define goals, objectives and help you build on the downtown vision that <br />you've discussed in order to address existing parking needs and plan for optional <br />improvements. <br />Establishing the vision is integral to the design process and your concept plan options. <br />A well informed plan is created when a design team and project leaders understand <br />and set a vision for the project. The main goal of this task is to understand the history <br />of the site, the goals of the community and ultimately lead to preparation of concept <br />plan alternatives. Landform will: <br />a) Contact City and other relevant parties to gain an understanding of the <br />application process, overall site development issues and site constraints. <br />Collect data to identify development issues and to provide background <br />information. <br />b) Review applicable zoning, subdivision, and Watershed regulations. <br />c) Prepare site analysis maps or diagrams of adjacent local and regional <br />land use, context, site orientation, transportation patterns, etc., <br />illustrating influences on site development. <br />d) Gather plans, maps and aerial photos as needed to gain an <br />understanding of the site and influences on its development. <br />e) Prepare a project approval schedule. <br />We will work with you to define <br />goals, objectives and help you <br />build on the vision that you've <br />discussed in order to articulate <br />and guide the design toward a <br />successful plan far the future. <br />
