Approach to Project <br />It is vital to address the <br />community's past trends, <br />successes and issues to better <br />establish an area plan and <br />prioritize plan development into <br />phases for current and future <br />development needs. <br />You will gain a team <br />experienced in both the public <br />and private sectors - a design <br />team that has in-depth and <br />successful experience with the <br />policy portion of community <br />plans and studies as well as <br />the development realities of the <br />plans. <br />Landform is excited about working with the City of Elk River to develop options for <br />the HRA parking lot, including a minimum of 25 parking stalls, a shared trash/recycling <br />enclosure, benches, kiosks/signage and other streetscape amenities. <br />Landform is pleased to provide a team, led by Kendra Lindahl and Darren Lazan, with <br />a full range of planning and development experience and skills. <br />Landform is dedicated to interweaving the broader issues of the urban landscape with <br />the intimate scale of your community, downtown spaces and natural environment <br />so that your outcome in the design process is a well defined and implementable <br />plan. We understand the value of design and planning on any scale and the need <br />for a thoughtful, innovative and sustainable process. In order to ensure the long- <br />term success of a master plan, your project needs to be led and coordinated by an <br />experienced team. We have created unique, community-derived visions and plans that <br />emerge from a well organized process. We also have the private sector experience to <br />ensure that the outcome is a viable plan. <br />We know that for a plan to be accepted and adopted, it needs the full support of <br />the key stakeholders, including the downtown business owners and residents. We <br />also know that for a plan to be usable in the downtown area, it needs to be flexible <br />enough to respond to the marketplace, budget and retain the guiding principles of the <br />vision. We will provide a concept for the parking lot improvements with additional <br />improvements that can be added as budget allows. <br />Since we frequently partner with developers, architects and builders as well as various <br />forms of government, you gain a team experienced in both the public and private <br />sectors - a design team that has in-depth and successful experience with the policy <br />portion of community plans and studies as well as the development realities of the <br />plans.
