City of Elk River <br />Braun Project BL-i1-6693 <br />November 17, 2011 <br />Page 2 <br />• The girders bear on brick pilasters that are tied into the existing brick wall that was exposed in a <br />couple areas along the wall by removing the interior paneling that was used to finish the space. <br />• It was determined that the brick wall observed from the interior side of the 720 Building is <br />approximately 11 1/2-inches thick and interior face of the common wall on the 724 Building is <br />opposite side of this brick wall. <br />• The wall extends beyond the roof line and forms a parapet along the length of the common wall. <br />• The back 10-foot addition extends above the roof line of the original building. The common wall <br />between the two buildings at this location appears to be comprised of two separate walls with <br />the addition at the 720 Building constructed with concrete masonry units. <br />• There are three chimney conditions along the parapet wall. Two of the chimneys are tied to the <br />common wall construction on the 720 Building side of the common wall. The third chimney is <br />located over the 724 Building and was in use at the time of the site visit. It is assumed the third <br />chimney is for the slow cooker used in the Meat Market and it was observed to be in severe <br />disrepair being held together by wire. <br />Engineering Opinion and Recommendations <br />The condition of the wall observed indicates that the brick wall will need to remain in place as it is the <br />east wall of the 724 Building. Care is needed when removing the roof of the 720 Building since the main <br />girders of this building are bearing on the brick pilasters that are integrated into the wall that is to <br />remain. The following is our general recommendations for the procedures for the demolition of the site: <br />• It is suggested that the demolition of the two buildings (720 and 716) start with the demo of the <br />720 Building. This is recommended since it appears that the common wall between the 720 <br />Building and the 716 Building may be tied together and to insure that no unwanted stress of the <br />removal of the 716 Building transfers through the 720 Building to the 724 Building. <br />• The interface at the corners of the 724 and 720 Buildings shall be removed manually and taken in <br />3 to 6-feet from the 724 Building prior to any machine demolition. We suggest this to help <br />prevent damage from occurring at these corners. <br />• The roof framing will need to be removed in stages to limit and prevent unwanted stress from <br />the girders pulling on the brick pilasters and corresponding brick wall. We suggest removing the <br />roof and ceiling rafters first from the respective girders before removing the girder. We suggest <br />a sequence as follows: <br />o Starting from the rear of the structure remove the first 12-feet of the rafters that span <br />from the rear wall to the first girder shall be removed. <br />o Remove the next 12-feet of rafter framing before removal of the girder. <br />o Remove the girder that is now void of any rafter framing. <br />o Proceed to the next rafters and continue the sequence. <br />• The foundation walls that are within 10-feet of the 724 Building shall only be removed to 12- <br />inches below grade. <br />• The concrete slab-on-grade can be removed in its entirety. <br />• The block walls of the 10-foot addition at the rear of the structure can be removed in their <br />entirety. <br />• It is the responsibility of the general contractor doing the demolition to prepare a detailed work <br />plan for approval and coordination prior to starting the work. <br /> <br />~~~~~~~ <br />
