Utilities <br />The required utility plan is for municipal sewer and water lines and hookups. The project <br />does not propose any use of municipal sewer and water, therefore, no utility plan is required. <br />This is based on previous conversations with City staff back on February 20, 2009. <br />5. Screening/Buffering/Landscape Plan <br />The Landscape/Screening Plan is consistent with the terms of the May 25, 2011 Agreement. <br />The required 200-foot buffer between the property line and the landfill footprint will be <br />maintained within the expanded Landfill. Screening along the south and west of the <br />expanded Landfill will include a variety of trees placed along the perimeter and access roads <br />and around the southern sedimentation pond as shown on the "Screening Plan." <br />6. Lighting <br />No new lights are proposed; therefore, a lighting plan is not part of this application. <br />7. Signs <br />No new signs are proposed; therefore, no signage plans are required. If future signage is <br />proposed, then City would review the proposed signage in accordance with its set procedures <br />and requirements. Future signage could be related to landfill closure. <br />8. Open Space <br />See Section 2.3.6 (5) Screening/Buffering/Landscape Plan. <br />The end use upon closure of the Landfill, including the expanded Landfill, will be in <br />accordance with the May 25, 2011 Agreement, and it currently includes open green space , <br />which will be implemented in phases as the ERL closes the Landfill, including the expanded <br />Landfill. Long term, the open green space planned for the site would be compatible with any <br />adjacent future development. <br />9. Development Schedule <br />The expanded Landfill will be constructed in a series of phased construction projects. The <br />timing of the phases will be dictated by incoming waste volumes and site operations. See <br />Section 1.2.4 Table 1, which indicates the anticipated construction schedule based on current <br />and anticipated waste volumes. <br />2.3.7 GRADING/DRAINAGE PLAN AND DRAINAGE CALCULATIONS <br />See Section 1.2.4 of this application. The Grading/Drainage Plan is provided on Sheets 2 and 4 <br />and the Drainage Calculations are provided in Attachment 1. <br />2.3.8 BUILDING ELEVATIONS AND FLOOR PLANS <br />Proposed structures are not shown individually on the Development Plan, however, an <br />~` approximately location for future proposed structures is shown as a crosshatched area in the <br />-- vicinity of the existing office/maintenance building and existing gas plant.
