Memo to Mayor and City Council]CU 97-26 <br />October 20, 1997 <br />Page 2 <br /> <br />In 1991, the applicant was granted an amendment to allow truck repair as <br />part of their conditional use permit. No new structures were approved at this <br />time. Conditions of the approval included landscaping in the amount of one <br />tree for every 40 linear feet of their lot perimeter. The landscaping included <br />as a condition of the 1991 approval has not been completed. It is suggested <br />that compliance with the conditions of the approval granted in 1991 be made <br />a condition of approval for this application. <br /> <br />Overview <br /> <br />Proposed Building <br /> <br />The applicant is proposing to construct a 50' X 80' pole building. The <br />building will be located to the rear of the lot, behind the existing building. <br />Metal buildings are allowed in industrial districts provided that 25% of the <br />exterior of the building consists of materials included on the list of approved <br />materials found in the landscape ordinance. The applicant should provide <br />elevations that show that the building complies with the 25% requirement. <br /> <br />Parking and Access <br /> <br />The parking and travel areas are currently surfaced with mix of gravel and <br />crushed asphalt. The 10 foot setback along the north property line has not <br />been maintained. The surfaced area does not include any curb or gutter. The <br />site has a driveway on Jarvis. Staff is suggesting that the parking and travel <br />area between the existing building and Jarvis be paved and include curb and <br />gutter. The 10 foot setback will have to be maintained along all property <br />lines. The pavement should extend back to the front of the building and the <br />front of the fueling station. Seven parking spaces are provided in front of the <br />existing building and 2 handicapped spaces are provided on the south side of <br />the building. The applicant is not proposing any new grading or excavating <br />as part of this project. <br /> <br />The site plan does not include any curb and gutter. In order to bring the site <br />up to the current performance standards for industrial sites, staff is <br />suggesting that concrete curb and gutter be included around the perimeter of <br />the pavement in the front of the site. <br /> <br />Landscaping <br /> <br />There are 4 trees on the property that meet the minimum size requirements <br />of the landscape ordinance. It does not appear that the remainder trees <br />installed as a condition of their 1991 approval meet the minimum size <br />requirements.
