Plan indicated that the surficial aquifers throughout the county are rated as high <br />to very high in geologic sensitivity to contamination. In addition, the Natural <br />Resources Conservation Service's Web Soil Survey rated the aquifer within the <br />study area as "sensitive" to contamination. <br />Table 19-1. Seventy- <br />five acres in the eastern portion of the study area would be left for agricultural <br />research and 14 acres in the southwest portion of the study area would be <br />designated as open space. These types of land uses are not anticipated to present a <br />hazard to groundwater contamination since contaminants are generally not <br />expected to be present within the area. <br />Scenarios 2 and 3 <br />Under either of these scenarios, the proposed land use within the area would be a <br />combination of high density residential, highway business, service/commercial, <br />light industrial, and destination retail. These types of land uses are not anticipated <br />to present a hazard to groundwater contamination since contaminants are generally <br />not expected to be present within the area. <br />Under any of the scenarios, a neighborhood convenience store with gas station <br />would be a likely commercial use along the TH 10/169 corridor. The gas station <br />service would pose a potential source of groundwater contamination. However, this <br />type of development would be required to adhere to State regulations for <br />containment of underground petroleum tanks. <br />Based on the proposed land use, the potential for groundwater contamination <br />and/or adjacent drinking well contamination should be no greater than, and is <br />anticipated to be less than, the potential that exists with the existing agricultural <br />land use.
