General Comments: <br />Applicant shall pro~ride a full SWI'PP and erosion control plan for site. <br />Applicant shall submit full hydrologic calculations including all infiltrating <br />pipe systems and ponding areas. (The Cit<- Engineer is continuing to revie~~ <br />those submitted) <br />Applicant shall provide soil boring report. <br />~3ccess/ parkin <br />3) The currently proposed access off of Jackson Avenue is temporary. ~YJhen the property <br />to the south along Jackson is developed, access off of Jackson will be shared as it aligns arith <br />8`'' street. Please adjust the plans to illustrate the future alignment. <br />4) The parking lot appears to be less than 10 feet from the property- line, in particular the <br />property lines shared with the apartment building NE of the church building. In fact, it <br />appears that a portion of the proposed parking extended over the property line shared a7th <br />the apartment building. Please adjust. <br />Landscaping~~jegetation <br />5) Sheet 3 shows a landscaped island in the main part of the parking lot, on the west side of <br />the drive from School street; a storm sewer line runs through this island. A tree is proposed <br />to be planted here, which is likely to cause conflicts. <br />The number of trees is consistent with the requirements of Section 30-934 (b)(3). <br />6) Please either relocate or provide street trees along School Street. <br />7) Please pro~~ide additional shrubbery along School Street and Jackson avenue for headlight <br />screening. <br />Fire Chief <br />8) Please provide a fire hydrant at the new front of the building, the south east entrance. <br />This hydrant supply shall come off of Jackson Ave because of placement of the west fire <br />lane and the water. supply to that lane. <br />S--?fig? <br />This property is unique, in that a portion of the project is located within the R-4 zoning <br />district (the building), and a portion of the project is located in the C-2 zoning district (the <br />parking lot). Where, separate rules exist based on zoning district, the rules applied to the <br />district in which the principle structure is located is applied. The building is located on the <br />western portion of the property, on the lot that is currently zoned R-4. <br />Based on the sign ordinance, the development is permitted one area identification signs (per <br />Section 30-866 (8) These area identification signs are permitted 16 square feet and up to 8 <br />feet in height. Per Section 30-866 (10), permitted non-residential uses are allowed one <br />freestanding and one wall business sign, not to exceed 96 square feet in total sign area. <br />Because the lot has more than 1,000 linear feet of combined street frontage, the total area <br />
