The detail on <br />sheet 7 that shows the area identification sign is consistent with the ordinance, although it is <br />unclear where this sign mill be located. Sheet 2 identifies entry and monument signs. The <br />detail on sheet 7 that shoals the monument elevation is consistent with the ordinance with <br />regard to size and height. Please adjust the plans to reflect the number of free standing signs <br />allowed, and clarify where each type mill be located. <br />10) Finally, please clarify "Sermon Series Signage". I understand this are to be changeable <br />copy; if its electronic changeable copy, please provide a note on the plans. <br />Building design <br />11) I reviewed the building height. Although portions of the building wall exceed 40 feet <br />high, based.on the definition of height, the building height is permissible. <br />12) Please verify that all mechanical units, if mounted on the roof, will be screened from <br />public view, including the streets and Lions Park. <br />13) The permissible amount of lot coverage is 25%. Because the language of the ordinance <br />is unclear, we have interpreted that lot coverage calculation is applied to the building only, <br />not the parking lot. This is consistent arith the application in the past, and amount to a lot <br />coverage area of approximately 14%. <br />14) Please provide color and material samples for review by the Planning Commission and <br />City Council. <br />Because of the lateness of these comments, it is not expected that changes occur prior <br />distribution of the Planning Commission packet on July 8`'' for the meeting on July 12~', <br />2011. However, to facilitate discussion at that meeting, a response letter provided to my <br />office by July 6`'' would be appreciated. <br />It is recommended that these commented be incorporated into revised drawings provided by <br />July 13`t', for inclusion in the City Council packet. The revised submittal should include five <br />full size sets as well as four 11x17 reduced sets for the Planning Commission review. A .pdf <br />copy of .all revised .graphics are required to be submitted. If you have any questions at <br />all regarding these comments, please let me know. <br />
