The City reserves the right to <br />refuse approval if, in the City Councils judgment, this condition is not met." <br />ANALYSIS <br />The review of the site plan is to confirm that the building is consistent with the original "Conditional Use <br />Permit for the project, this PUD agreement, applicable City Ordinance requirements, and all other legal <br />requirements". <br />In staff's view, the facade improvements will include materials chosen for durability and strength, and axe <br />not inconsistent with the balance of the shopping center. Materials proposed include fiber cement siding, <br />asphalt shingles, and metal trim. The applicant proposes a large (20' x 10') mural on the north side of the <br />building. Murals are not considered signage unless they include commercial speech or logos. <br />The site improvements are reviewed based on applicable city zoning requirements, including parking, <br />landscaping, storm water, and lighting. <br />Parkin-g <br />Site improvements include expansion of the parking lot, creating 88 parking spaces, including 4 <br />handicapped parking spaces.
