Case File: SP 11-02 I'izca Ranch Site Platt Approval <br />Page 3 <br />Landscaping <br />The ordinance requires one tree per 40 feet of lot perimeter. This subject parcel, including the portion of <br />property acquired from bank to the north, is 894 feet, requiring 22 trees. The attached staff comment <br />letter goes into more detail regarding the landscaping requirements, the credits applied, and the remaining <br />needs. <br />Utilities <br />Storm water -Storm water on site will be collected in a number of catch basins in the parking lot and <br />treated in an onsite underground piping retention system prior to being discharged to the existing storm <br />sewer system on Freeport Street. Upon review of the drainage calculations provided by the applicant, the <br />City Engineer does not have a concern with the proposed impervious surface. <br />The City Engineer is currently working with the applicant's engineer to correct some minor issues <br />identified in his review. These issues do not impact the visible plan. <br />Ll~htmg <br />The applicant has provided a lighting plan that is consistent with the recently adopted lighting <br />requirements, maintaining a minimum of 3 fc on the commercial property. <br />Sl ai?e <br />The PUD agreement specifically spells out signage for the freestanding building sites: <br />Signs must be a monument style with a magnum height of 10 feet and maximum area of 100 <br />square feet. Wall signs are permitted, one per frontage on a public street, up to 10 percent of the <br />wall area on which the sign is located. <br />The sign package as provided is not consistent with the agreement and is not approvable. Staff is <br />highlighting this in the conditions; all signage must be consistent with the agreement and the Planned <br />Unit Development.
