All comments of the City Planner memo dated May 5, 2011 shall be addressed. <br />2. As this site plan approval is not a Building Permit, the applicant shall acquire all required <br />permits. <br />3. All applicable fire codes shall be addressed. <br />4. All signage shall be consistent with the Planned Unit Development agreement. <br />5. SAC/ WAC fees may increase, based on the review of the final floor plan. Such increases, if <br />any, must be paid at the time of building permit. <br />6. The <br />subject property is zoned PUD and is governed by the Elk Park Center Planned Unit Development <br />Agreement, which requires Planning Commission and City Council review (after public hearings) of any <br />proposed "exterior remodeling of a structure." <br />Changes to the structure include facade changes to all sides of the building, and an expansion of the <br />parking lot to the north. <br />The project includes the exterior and interior modification of the existing 6056 square foot commercial <br />building, formerly housing the Movie Scene business.
