And lastly, Rich, I will address the proverbial bottom line. <br />At this time we do not know the full scope of the project, so the fee I am proposing is to take the project <br />through Preliminary Design (i.e. Pre-Design) only. We would provide the following services to you during Pre- <br />Design, for a total fixed fee of $21,200, plus reimbursable costs for printing only in this phase. We will not <br />request mileage/travel reimbursement for Pre-Design Service Phase. I would estimate printing costs at <br />approximately $1000 max, depending on fund raising graphics requirements. <br />• Meet to discuss overall project needs and wishes. <br />• Develop and document the project Program, defining space needs and relationships. <br />• Review local Zoning Requirements <br />• Meet with Local Codes and Zoning personnel to introduce them to the project and review <br />preliminary concerns. We have found this step is invaluable in gaining the requisite support <br />of the local codes and zoning departments. <br />• Study and present numerous site and plan options <br />• Revise options based on meeting input <br />• Identify probable construction costs of various options. <br />• Present and revise options as necessary to meet your needs. <br />• Prepare graphics of preferred option for fund raising and promotional purposes: <br />o Site Plan <br />o Preliminary Floor Plans <br />o Exterior renderings, similar to examples provided. <br />o Present to local groups and committees as required <br />• Items not included in our services, but required for Preliminary Design: <br />o Site Survey: Boundaries/Setbacks, Site Utilities <br />o Hazardous Materials Study (to determine cost as it relates to building demolition) <br />Once we understand the preferred overall project scope, we will propose a fee for the remaining services, to <br />take the Pre-Design into Schematic Design and through Construction Administration, where we will work <br />with you and the contractors to get the building built. Typical fees for Schematic Design through <br />Construction Administration would be expected to be in the 6% to 8% range. There is room in that range to <br />discuss specific services you mayor may not require, in order to manage the final professional fees. <br />In closing, SJA Architects understands this type of project and we are ready to start work immediately <br />with the City of Elk River and any other peripheral parties.
