r1
L_J
SJA has experience working with a large number of local and regional engineering firms, and we would solicit
your input and preferences in composing the rest of our team as the project moves past Preliminary Design
(what we call "Pre-Design"). We would especially welcome your input on an appropriate local civil
engineering firm to assist us in the Preliminary Design studies and beyond.
I have included some information on the typical project phases, to help the group understand the timeline
and steps we would typically take on a project like yours. I have made an assumption the project would be a
typical Design-Bid-Build project, although we have considerable experience with alternative project delivery
methods such as working with Construction Managers and the variations on project delivery they offer. I
would be happy to share my thoughts with you on that subject at the appropriate time. For your reference, I
am also including a document put together by AIA Minnesota to help explain the basic Project Delivery
Method options.
To help everyone understand the steps that would typically follow the Preliminary Design, I am including
some screen captures of schedule presentation software I use. I have put this information together
specifically for your project; hopefully this will contain some useful information for you. You can see that the
date you would like to occupy the building definitely influences the pace of the architectural/engineering
design phases. I have made numerous assumptions in this preliminary timeline; we will ultimately fine-tune
this schedule together to meet your needs. We could certainly accelerate some of the phases, so long as we •
all understand the implication of doing so, and the implications on the decision-making requirements for the
group.
S1A has the option of drawing your project in either AutoCad or Revit; we can discuss the benefits of each
with you. Final determination will likely be influenced by the consultant team that would be put together. I
would expect for the initial Preliminary Design phase that we will work in Autocad, and also Sketch-Up, a 3-D
modeling program. I am including a couple of images of the Amsoil Arena modeled in Sketch-Up. This would
be the type of drawing format our initial studies would be in. I am also including a couple of 3-D renderings,
which represent the type of end product we'd give you for promotional material with our. Preliminary Design
phase materials. We have found this level of quality rendering is extremely helpful in conveying the
commitment the client has made to the project, as it helps the general public grasp the proposed project
quite well. Professional renderings like these have proven to be very useful for fund raising.
When we met on site in late December, you also met one of my partners, Don Larsen, from our SJA St Cloud
office. Should you move forward with SJA, Don and I would work together on your project. Don will be at
most all of the meetings so he fully understands the intricacies of the project, and would ultimately take a
major role as we move into the Construction Documents and Construction Administration Phase. Don has
considerable experience with the issues surrounding detailing and constructing buildings, and together Don
and I would take the project through to completion. •
