Memo to the Mayor and City Council/P 96-13 <br />March 17, 1997 <br /> <br />Page 4 <br /> <br />Pedestrian Circulation <br /> <br />The Rush Street extension out of Lafayette Woods to Highland Road will be <br />developed with a sidewalk extended along the west and south side. This <br />sidewalk will continue the sidewalk from the Lafayette Woods development, <br />connecting up with Proctor and eventually tying into a pedestrian system <br />along Highland Road. The second pedestrian corridor which was <br />recommended by the Park and Recreation Commission is a 30 foot wide trail <br />corridor in the southwest corner of the development. This pedestrian corridor <br />would follow along the side lot line for approximately 160 feet and act as an <br />outlet for pedestrian traffic to the proposed trail corridor along 193rd. <br /> <br />Lot Sizes <br /> <br />The lots within the development range in size from the minimum lot size of <br />10,000 square feet up to 39,000 square feet. Although the lots meet the <br />dimensional requirements set forth in the zoning ordinance, staff believes <br />there are some adjustments to lots that should be considered: <br /> <br />The lots along the north edge of the development which are adjacent to <br />Lafayette Woods are predominantly 125 feet in depth. This area of the <br />development is heavily wooded and has a varying topography. Based on <br />the proposed grading plan, the trees in this entire area would have to be <br />removed in order to accomplish the proposed development. Given the <br />natural characteristics of the site and the larger lot depths in the <br />Lafayette Woods development, staff would recommend that the lots along <br />the north edge of this plat be increased in size to better preserve the <br />natural topography and the existing vegetation. <br /> <br />Throughout the plat there are lots when measured through the center of <br />the building pad have a lot depth which is less than 125 feet. A typical lot <br />dimension for 10,000 square foot lots is 80 feet of frontage and 125 feet of <br />depth. The city is currently in the process of amending the ordinance to <br />specify this lot depth requirement; therefore, all of the lots within the plat <br />should have a minimum lot depth of 125 feet. <br /> <br />Lots 10, 11 and 12 of Block 4 (in the southwest corner of the plat) extend <br />into the 193rd Avenue right of way. These lots will need to be revised to <br />remove the lot lines from 193rd. <br /> <br />Lots 15 and 16 of Block 4 include a proposed sedimentation pond in their <br />rear yard.
