Park Dedication Fees shall be paid for two dwelling units at the rate applicable when the subdivision is <br />released for recording. <br />2. A 30-foot trail easement within the front yards of the parcels along Jarvis Street shall be prepared by the <br />applicant and recorded along with the final plat. <br /> <br /> <br />Background/Discussion <br />The property is zoned as Single-Family Residential (R1a), requiring minimum lot sizes of 2.5 acres. The <br />applicant seeks approval for a preliminary and final plat to subdivide their 55.07-acre property into three <br />parcels. Lot 3 will comprise 50.07 acres, while Lots 1 and 2 will be 2.5 acres each. Access to Lots 1 and 2 will <br />be provided via Jarvis Street. The proposed plat complies with all dimensional requirements. <br /> <br />Planning Commission <br />The commission inquired about wetlands but expressed no concerns regarding the proposed plat. No public <br />comments were made during the public hearing. Following discussion, the commission unanimously <br />recommended approval of the preliminary plat. <br /> <br />Parks and Recreation Commission <br />The Commission recommended that Park Dedication for Norrgard Wooded Acres be paid in cash at the <br />applicable rate at the time of recording, based on two dwelling units. <br /> <br />Although there are currently no plans to construct the trail, the Commission also recommended a 30-foot <br />trail easement within the front yards of the parcels along Jarvis to facilitate potential future trail construction. <br /> <br />The preferred location for trails is entirely within the right-of-way (ROW).
