ITEM 7
\10-/
ty of TO: PLANNING COMMISSION
41kRiver FROM: GARY SCHMITZ, ZONING ASSISTANT
DATE: DECEMBER 28, 1993
SUBJECT: CONDITIONAL USE PERMIT REQUEST BY
PAUL KRAUSE/PUBLIC HEARING, CASE
NO. CU 93-39
REQUESTED ACTION
A conditional use permit to operate a temporary golf driving
range.
LOCATION
Waco Street across from Pinewood Country Club. A complete
legal description is available at City Hall .
ZONING/LAND USE
PUD (Planned Unit Development) and
Rlc (Single Family Residential) /MR (Medium Density Residential)
• ATTACHMENTS
Location Map, Zoning Map, Site Plan, Property Owners List
OVERVIEW
Paul Krause, owner of Pinewood Country Club, would like to add
a temporary driving range to his golf course facility. The
site consists of approximately 9 acres of land directly east of
the golf course and Waco Street. The proposed driving range
will consist of 36 , 10 foot tee stalls . Parking for the
driving range will be provided at the Pinewood Country Club.
Mr. Krause will lease the property of the driving range until
this area develops in the future.
PARKING
The parking lot at the Pinewood Country Club consists of an
unimproved surface, which has room for 51 parking stalls . Elk
River City Code requires golf courses to have 30 parking stalls
per 9 holes and one space for each 500 feet of floor area of
the clubhouse. Driving ranges are required to have one parking
space per tee box plus one space per employee on the largest
work shift. Using these calculations, Mr. Krause will be
required to provide 35 parking stalls for the golf course,
which would leave 16 additional parking stalls remaining for
411
the driving range. Therefore, if this proposal is approved,
staff recommends the driving range be limited to 15 tee stalls
unless additional parking is provided.
P.O.
