CU 93-23 <br /> AND V 93-05. <br /> ATTACHMENTS <br /> Location Map, Zoning Map, Land Use Map, Site Plan, Property <br /> Owners List <br /> PROPOSED LOCATION <br /> 503 Jackson Avenue NW, Elk River, MN. <br /> REQUESTED ACTION <br /> A conditional use permit to operate a financial institution <br /> with a drive-up window and a variance to the rear yard parking <br /> setback. <br /> • ZONING/LAND USE <br /> C2 (Office District) / CB (Central Business) <br /> CONDITIONAL USE PERMIT <br /> Mora Credit Union is proposing to utilize approximately 1, 000 <br /> sq ft of office space as a financial institution. The existing <br /> building is in the process of being renovated to accommodate <br /> the Credit Union. The building is a two story structure with a <br /> total 6 ,240 sq ft of office space available. <br /> PARKING AND CIRCULATION <br /> The central element of a financial institution is convenient <br /> service such as a drive-up window. Mora Credit Union is <br /> proposing a drive-up window at the southwest corner of the <br /> building. Access will occur via a new driveway from the <br /> adjacent property immediately to the north. The adjacent <br /> property owner has agreed to allow the access drive and proper <br /> easement agreements have been signed by both parties . Adequate <br /> parking has been provided in accordance with the ordinance. A <br /> majority of the parking is existing, however, a new parking <br /> area is proposed along the west property line. It is <br /> recommended the new parking area be bounded by concrete curb <br /> • and gutter to control surface drainage and protection from the <br /> existing ditch immediately to the west. <br /> P.O.
