However, the setback areas <br /> adjacent to the new driveway should be sodded for aesthetic <br /> purposes as well as preventing erosion. <br /> VARIANCE REQUEST <br /> Currently, a portion of the existing parking area extends to <br /> the rear (west) property line. The new parking will be an <br /> extension of the existing. The variance will, in part, be <br /> recognizing existing conditions as well as a logical extension <br /> of the new parking facility. <br /> RECOMMENDATION <br /> The seven findings to grant a conditional use permit and <br /> findings for a variance can be satisfied. Therefore, staff <br /> • recommends approval of the following: <br /> A. CONDITIONAL USE PERMIT FOR A FINANCIAL INSTITUTION <br /> WITH THE FOLLOWING CONDITIONS : <br /> 1 . B612 CONCRETE CURB AND GUTTER BE PROVIDED ALONG <br /> THE WESTERLY PARKING AREA. <br /> 2 . SETBACK AREA ON NORTH SIDE OF NEW DRIVEWAY BE <br /> SODDED. <br /> 3 . A DRAINAGE PLAN FOR ALL NEW PARKING AREAS BE <br /> SUBMITTED FOR APPROVAL BY THE CITY ENGINEER. <br /> 4 . EASEMENT DOCUMENTS FOR NEW DRIVEWAY BE EXECUTED <br /> AND RECORDED WITH SHERBURNE COUNTY. <br /> B. VARIANCE TO THE REAR YARD PARKING SETBACK BASED ON <br /> THE FOLLOWING: <br /> 1 . THE NEW PARKING AREA IS A LOGICAL EXTENSION OF <br /> THE EXISTING PARKING LOT. <br /> 2 .
