The parcels are located on different plats, which requires a formal platting process. Menards is <br />taking ownership of this portion of land and is asking to add this portion to the Menards Addition plat in <br />order to have one contiguous lot. <br />The proposal meets the design standards for lot size and frontage. <br />Park Dedication <br />Park dedication is not required for this plat as no additional lots are being created and park dedication has <br />already been paid. <br />Conditional Use Permit <br />The Hillside Crossing II Planned Unit Development (PUD) was established in 1996. The applicant is <br />requesting an amendment to the current PUD agreement to allow freestanding signage for the Samaritan <br />Way Thrift Store to span the width of the existing freestanding Menards sign and ensure compliance for <br />the existing sign. The applicant is proposing to update the PUD agreement to allow additional signage on <br />the Menards sign to be 15 feet wide and a maximum height of 35 feet. <br />Staff proposes updating Attachment A of Exhibit F, which includes the sign regulations, specific to the <br />Menards freestanding sign to the following: <br />Exhibit F: <br />I.
