The Conditional Use Permit is not a building permit and the applicant must apply <br /> for and receive approval of all required permits before construction may begin. <br /> 2. The applicant must apply for and receive approval of all required sign permits before <br /> signage may be installed. <br /> Background/Discussion <br /> The subject property is located within the Hillside Crossing PUD, approved in 1996.The PUD <br /> agreement lists amusement and recreation uses as a conditional use,requiring a CUP application and <br /> approval from both the Planning Commission and the City Council. <br /> Anytime Fitness has existed in Elk River since 2004 and is currently located in the Elk River Crossing <br /> PUD. The applicant states that she is relocating due to high rent and proposes to occupy a 5,389 square <br /> foot end unit at 19437 Evans St NW. The new location gives the applicant an opportunity to expand her <br /> operation and offer additional services and facilities to her members. The building also houses a thrift <br /> store,paint store, chiropractor and a contractor's office. <br /> Building <br /> Plans include a large reception and exercise area, two tanning rooms, a separate room for classes, two <br /> showers,and two bathrooms.The addition of showers will trigger additional SAC and WAC fees. There <br /> are no proposed changes to the exterior of the building or site. <br /> Signage <br /> The applicant proposes to utilize her existing signs and transfer them to the new facility. Sign permits <br /> need to be applied for and approved before they are put up as there are differences in the sign regulations <br /> between the two PUDs. <br /> INArURE o iat1 11 <br />
