The development shall meet all applicable fire codes. <br /> 3. No change to the flood plain is permitted. <br /> Applicant Spectrum High School/ Rick Peterson <br /> Location/Address 10129 181st Avenue <br /> 60 Day Rule The City must take action by December 5, 2012. <br /> OVERVIEW <br /> Spectrum Charter school is seeking a Conditional Use Permit to develop the approximately 39-acre parcel <br /> on County Road 12 into a sports athletic complex accessory to their school at 17791 Industrial Circle. <br /> Staff has classified the use as institutional, due to its ties to the Spectrum School. Institutional is a <br /> conditional use in the R-1d zoning district. The property will be used primarily by Spectrum School for <br /> their after-school athletic programs,including practices and games. The property will be used throughout <br /> the late summer through October, and again in the spring through early summer,by the school. The <br /> school may elect to allow additional parties,including the city and youth organizations, to use the <br /> complex, although no agreements are yet in place. <br /> The improvements include grading of the property for four fields,including fields for softball,baseball, <br /> and two multi use fields, one of which is proposed to be lit. Other improvements include landscaping, <br /> modifications to the existing storm shelter building into restrooms, and improvements to the parking lot. <br /> ra E R E R .1 <br /> NATURE <br />
