All comments of the City Planner letter dated June 28, 2011 shall be addressed. <br />2. As a Conditional Use Permit is not a Building Permit, the applicant shall obtain all required <br />permits, including approvals from the Fire Chief, City Engineer and Building Official. <br />3. The development shall meet all applicable fire codes. The Fire Chief shall verify the location of <br />all fire hydrants, and may require additional hydrants necessary to preserve the health and safety <br />of the residents. <br />4. The standards for issuance of the Conditional Use Permit shall continue to be maintained. <br />5. Line of site drawings shall be prepared to illustrate the roof top units will be screened .from <br />adjacent public areas, including Lions Park and School and Jackson. <br />6. A letter of credit in the amount of $50,000 shall be provided to ensure compliance with grading, <br />erosion control, drainage, utility, hardsurface, and landscaping requirements prior to the <br />releasing of the building permit. <br />Applicant Vanman Architects and builders, on behalf ofThe Crossing Church <br />Location/ Address 829 School Street <br />60 Day Rule The City must take action by August 1,2011 <br />OVERVIEW <br />The Crossing Church proposes an expansion of their current facility, located on the south side of School <br />Street, south of the Elk River High School. <br />Phasing. The expansion is proposed in two phases, the first phase will include the improvement of a 547 <br />space parking lot to the east of the existing church, a 14,232 square foot expansion primarily for an <br />auditorium, and a 11,406 square foot expansion on the south side of the building for a new lobby/ <br />entrance area. Future phases will include the construction of 7,360 square foot addition for classrooms. <br />After all additions, the total area of the building will be 54,512 square feet, will provide seating for 1,500 <br />in the auditorium, include a number of offices and classrooms, and parking for 547 cars. <br />
