Ach, City Planner~~ <br />June 19, 1995 <br />SUBJECT: Conditional Use Permit Request by <br />Kraus-Anderson of Elk River, Inc./ <br />Public Hearing Case No. CU 95-7 <br />Issue <br />Kraus-Anderson of Elk River, Inc. is requesting a conditional use permit for <br />site plan review to construct a 16,000 square foot multi-tenant retail store as <br />part of Elk Park Center Planned Unit Development. <br />Location <br />• South end of the Planned Unit Development between Target and Freeport <br />Avenue. <br />Zoning/L¢nd Use <br />PUD (Planned Unit Development) / HB (Highway Business) <br />Attachments <br />• Staff report to the Planning Commission dated May 23, 1995 <br />Overview <br />The proposed 16,000 square foot multi-tenant retail building was not <br />included in the first phase of Elk Park Center's development plans. <br />Therefore, similar to the free-standing sites on the east side of Freeport <br />Avenue, a conditional use permit is required prior to commencing <br />construction of the building. The building as proposed is consistent with the <br />overall master development plan that was approved by the City Council for. <br />the entire Elk Park Center Planned Unit Development. This building is <br />referred to as Building E and is designed with approximately 9 individual <br />. bays that are smaller than those found in Buildings B and C, located on each <br />13065 Orono Parkway • P.O.
