Each of the bays are approximately 50 feet in depth <br />with varying widths of 20 to 40 feet. <br />All of the parking and utility improvements have already been completed <br />with the construction of Target and Buildings B and C. Since most of these <br />exterior improvements have already been completed and reviewed by staff, <br />there are less issues associated with the construction of the 16,000 square <br />foot building. However, in the attached report to the Planning Commission <br />dated May 23, 1995, staff has outlined a few issues which will need to be <br />addressed and incorporated into the revised development plans prior to <br />issuance of a building permit. <br />Sign¢ge <br />One of the issues associated with this proposed building as well as the <br />smaller bays in Buildings B and C is the allowable wall signage. The current <br />requirements for signage as incorporated into the planned unit development <br />agreement establishes a "sign setback" of 3 `4" from the outer lease limits <br />(wall). Typically, this outer limit happens to be a brick column; however, <br />with the narrower bays this setback has a tendency to allow less flexibility in <br />accomplishing the tenants signage demands. <br />Kraus-Anderson is proposing to deviate from the current sign setback <br />• requirements for all those multa-tenant bays that have a width of 20 feet. <br />The sign setback of 3'4" will still be maintained from each of the brick <br />columns, however, will be reduced to 2' from the common wall dividing the <br />tenant spaces within the columns. Staff believes allowing the reduction in <br />the setback for the smaller bays will not destroy the integrity or intent of the <br />signage requirements for the planned unit development; therefore, would <br />support Kraus-Anderson's request. <br />Planning Commission Recommendation <br />The Planning Commission recommended approving the conditional use <br />permit for Kraus-Anderson to allow construction of the 16,000 square foot <br />building based on the conditions outlined in staffs memo dated May 23, <br />1995. In addition, the Planning Commission agreed to have the planned unit <br />development agreement amended to allow the change in signage <br />requirements for all multi-tenant bays in Buildings B, C and E, allowing a 2' <br />sign setback from the common wall between tenant spaces. <br />• <br />s:~~~,a~:~sa-z <br />
