ity of <br /> <br />ITEM 6.9. <br /> <br />River <br /> <br />FROM: <br /> <br />DATE: <br /> <br />SUBJECT: <br /> <br />Request <br /> <br />MEMORANDUM <br /> <br />Mayor and City Council <br /> <br />Scott Harlicker, Planning Assistant <br />February 20, 199 ~67~-~~ <br /> <br />City of Elk River Request for <br />Rezoning from R3 to Rlc, Public <br />Hearing Case No. ZC 96-3 <br /> <br />The City of elk River has initiated this rezoning request from R3 <br />(Townhouse/Multi-Family) to Rlc (Single Family Residential). <br /> <br />Location <br /> <br />The proposed rezoning is located on the north side of Highland Road <br />approximately 200 feet west of the intersection of Highland Road and Jackson <br />Avenue. <br /> <br />Zoning/Land Use <br /> <br />R3 (Townhouse/Multi-Family) / MR (Medium Density Residential) <br />Attachments <br /> <br />· Ordinance No. 96- <br />· Report to the Planning Commission dated January 23, 1996 <br /> <br />Background <br /> <br />The area under consideration for rezoning consists of a rectangular piece of <br />property that is part of a larger 17 acre parcel located on the north side of <br />Highland Road just west of the intersection with Jackson Avenue. The property <br />is vacant, the highest point on the 17 acre parcel and is mostly wooded with <br />mature hardwoods and brush. This rezoning is being considered so that the <br />zoning in this area will be consistent with the land use designation of Medium <br />Density Residential. The zoning on the remainder of the 17 acre lot is Rlc; <br />therefore, the proposed rezoning could be considered an logical extension of the <br />Rlc zone and would make the entire 17 acre parcel Rlc.
