No access shall be allowed onto Jackson Avenue from the subject property. <br />2. Access to the subject property shall only be allowed from the alley east of the <br />property. <br />3. The following fees shall apply: <br />a. Water and sanitary sewer trunk fees shall be paid at the time the Final Plat is <br />released for recording. This fee shall be at the rate applicable at the time the <br />Final Plat is released. <br />b. A surface water management fee shall be paid at the time the Final Plat is <br />released for recording. <br />4. Park dedication shall be provided in the following manner: <br />a. In the form of cash for one (1) lot at the rate applicable at the time of Final Plat <br />approval. <br /> <br />Background/Discussion <br />On April 16, 2007, the City Council approved an amendment to ordinance (OA 07-04) reducing the <br />allowable lot sizes in the R2a zoning district.
