Consider a preliminary plat to subdivide approximately 12 <br />acres into 1 commercial lot and 1 outlot. <br /> <br />B. Conditional Use Permit to operate a motor vehicle station <br />and convenience store. <br /> <br />BACKGROUND <br /> <br />e <br /> <br />SuperAmerica has presented a similar request to the City <br />approximately a year and a half ago. However, lack of City <br />water and sewer to the property prevented SuperAmerica's <br />application from proceeding forward. Recent events have <br />occurred in this area, luring SuperAmerica back with <br />applications for Council consideration. First of all, Hillside <br />Estates has received approval to develop the second phase using <br />sewer capacity from another district. Secondly, the Elk Park <br />Center project, which is the key to providing City services to <br />the SuperAmerica site as well as the Hillside Estates area, <br />has begun to move forward with City approvals. <br /> <br />A. PRELIMINARY PLAT <br /> <br />The preliminary plat involves approximately 12 acres of <br />property at the southeast corner of Highway 169 and 193rd <br />Avenue. The proposed division is to create one platted, <br />buildable site for SuperAmerica, and the balance of the <br />property would be retained as an outlot for future development <br />considerations. Proposed lot for SuperAmerica is slightly <br />over one acre, which exceeds the minimum lot size requirement <br />of one acre. <br /> <br />e <br /> <br />When the 12 acre parcel was re-zoned in 1991 from PUD to C3, <br />residents in Deerfield requested the wooded ridge along the <br />south and east be protected. Therefore, staff is recommending <br />a 30 ft. easement along the southeast property line be included <br />on the plat. This easement will provide an undisturbed 30 ft. <br />buffer, and protect the natural ridge that presently exists. <br />The developers have incorporated this into their revised <br />preliminary plat. <br /> <br />P.O.
