Park dedication shall be paid for one dwelling unit at the rate applicable when the subdivision is <br />released for recording (currently $3,065.73/lot). <br />2. The wetland boundaries shown on the plat shall be updated to reflect the approved wetland <br />boundaries as determined by the Technical Evaluation Panel. <br />3. A 45-foot drainage and utility easement shall be added around all wetlands, reflecting the required <br />setbacks outlined in Sec. 30-1852. <br /> <br /> <br />Background/Discussion <br />The applicant, Patrick Briggs, has requested approval of an administrative subdivision. The subject site is 6.8 <br />acres and is located within the urban service district within the FAST, Subzone D, zoning district, where the <br />minimum lot size is 11,000 square feet. The plat splits the existing lot into two buildable parcels and dedicates <br />right-of-way for 175th Ave NW. Lot 2 includes the existing home and garage, and Lot 1 remains an <br />undeveloped buildable parcel. <br /> <br />Park Dedication <br />The Park and Recreation Commission reviewed the plat for park dedication requirements on June 12, 2024. <br />They recommend a cash dedication for one buildable lot. Park Dedication is paid when new lots are created, <br />only one dwelling unit/parcel is required. <br /> <br />Applicable Regulations <br />City ordinance Sec. 30–375 outlines the required findings for approval of a plat. <br />1. The proposed subdivision is consistent with the zoning regulations (article VI of this chapter) and conforms in all <br />respects with all requirements of this Code, including the zoning regulations and this article. <br />The subdivision makes all required accommodations for right-of-way dedication and meets the design <br />standards for new, buildable lots within the zoning district. The applicant notes the shed in the rear of the <br />property has been removed, and does not impact the proposed subdivision boundary. The proposal does not <br />include additional development of either parcel at this time, but future improvements will require city review <br />Page 49 of 99
