The closing for the purchase of city -owned property occurs in conjunction with the recording of the plat. <br />2. Park Dedication Fees shall be paid per the city's fee schedule for the one buildable lot. (The current rate is <br />6% of the county's assessed value). <br />3. The street names on the plat must be updated to reflect the city's addressing grid. <br />Background/Discussion <br />The applicant, Heritage Millwork, is proposing to plat the city -owned property, outlot B, in the Nature's Edge <br />Business Center Fourth Addition Subdivision. The applicant has been working with staff and the City Council <br />to acquire a portion of the parcel to support the development of their light manufacturing operation. <br />The plat creates two lots, the first of which is a 14.06-acre parcel that will be the site of the proposed light <br />manufacturing operation, and the second will be re -platted as an outlot to support future development. Both <br />lots will be served by city sewer and water and meet all minimum design criteria for a buildable lot in the <br />city's business park zoning district. <br />The buildable lot will be sold by the city to the applicant. The city will retain ownership of the outlet and <br />continue to market the property for additional business park uses. <br />The proposed use is a permitted use and will be reviewed under the city's administrative site plan review <br />process. The use does not require a conditional use permit or any additional land use action from the <br />Planning Commission or City Council. <br />Park Dedication <br />The city ordinance outlines the cash dedication requirement for the platting of buildable parcels. As one lot <br />will be platted into a buildable lot, park dedication is due for the 14.06-acre parcel.
