Request for Action <br /> <br /> <br /> <br /> <br /> <br />To Item Number <br />Planning Commission 4.1 <br />Agenda Section Meeting Date Prepared by <br />Public Hearings November 22, 2022 Zack Carlton, Community Development Director <br />Item Description Reviewed by <br />RAN Properties/GATR – 75-915-0020 Chris Leeseberg, Senior Planner <br /> Preliminary Plat of Natures Edge Business <br />Reviewed by <br />Center Forth Addition, Case No. P 22-14 <br /> <br /> <br />Action Requested <br />Recommend, by motion, approval of the Preliminary Plat of Natures Edge Business Center Fourth Addition with <br />the condition that the closing for the purchase of city-owned property occurs in conjunction with the recording of <br />the plat. <br /> <br />Background/Discussion <br />The applicant, RAN Properties/GATR, is proposing to split the city- <br />owned property that was included as part of the road and utility <br />extension project near Cargill and GATR Truck Center earlier this <br />year. The applicant has been working with the City Council to acquire <br />a portion of the parcel to support a future expansion of the GATR <br />operation. <br /> <br />The plat creates two outlots to support future development <br />opportunities. Each of the two parcels meets the minimum lot size <br />standards for a future buildable lot, should business needs change in <br />the future. Any future use of these lots will require additional platting. <br /> <br />Applicable Regulations <br />Preliminary Plat <br />City ordinance section 30-375 outlines the required findings for <br />approval of a Preliminary Plat. <br />1. The proposed subdivision is consistent with the zoning regulations (article <br />VI of this chapter) and conforms in all respects with all requirements of <br />this Code, including the zoning regulations and this article. <br />The property is zoned Business Park, and the proposed <br />parcels meet all dimensional requirements. As the lots are <br />being platted as outlots they will not be developable without <br />additional platting in the future.
