The sign must comply with the standards set forth in Sec. 30- <br />864(e). <br /> <br />Background/Discussion <br />The properties are zoned Commercial Reserve Transition (CRT) where <br />changeable copy signs larger than 30 square feet require a Conditional <br />Use Permit (CUP). The applicant is seeking a CUP to install a <br />monopole monument sign with an 81 square foot changeable copy <br />portion of the sign. The overall sign is approximately 11’-9” x 12’-4” <br />with the changeable copy being around 6’-9” x 12’-0”. <br /> <br />The commercial business office/yard is located on parcel 75-110-2400 <br />and the sign is located on parcel 75-789-0010. These two parcels are <br />considered a Zoning Lot which can be regulated as one parcel. <br /> <br />Surrounding uses include a commercial kennel to the north, mining to <br />the northeast, off road racing facilities to the east and south, with <br />reclaimed mine to the west across Highway 169. <br /> <br /> <br />Applicable Regulations <br />In approving a Conditional Use Permit, the council may impose such specific conditions with regard to the <br />development or operation of the proposed use as it considers necessary to satisfy the seven standards set forth in <br />Section 30-654 and the requirements contained in this article and to promote compatibility with and minimize any <br />potentially adverse effects upon adjacent properties, the neighborhood or the city. <br /> <br />The issuance of a Conditional Use Permit can be ordered only if the use at the proposed location: <br /> <br />The Elk River Vision <br />A welcoming community with revolutionary and spirited resourcefulness, exceptional <br /> <br />service, and community engagement that encourages and inspires prosperity. <br /> Updated: August 2020 <br />
