Adjust the drainage and utility easement to match the 25’ wetland setback standard. <br />2. Review trail standards with city staff and incorporate trail easements within Outlot A as required. <br /> <br />Background/Discussion <br />The applicants, Jeff and Darlene Olson, are seeking approval of a <br />preliminary plat that would subdivide their existing 9.08-acre single <br />family parcel into two buildable lots and one remnant outlot. One of <br />the lots will include the existing home, and the second lot will be <br />developed as a single-family home. <br /> <br />th <br />Additionally, the plat dedicates a 66-foot right-of-way for 212 <br />Avenue NW to the north of both lots, and additional right-of-way for <br />Meadowvale Road NW, to the east of the developable lot. The <br />remnant outlot is across Meadowvale Road and is below minimum <br />design standards. <br /> <br />The subject site is within the R-1a zoning district and requires a <br />minimum lot size of 2.5 acres and 160 feet of road frontage. The <br />buildable lots exceed these standards, with the smallest lot at 2.76 <br />th <br />acres.
