<br />. <br /> <br />SPECIAL MEETING OF THE ELK RIVER PLANNING COMMISSION <br />HELD AT ELK RIVER CITY HALL <br />TUESDAY, JUNE 10, 1986 <br /> <br />Members Present: Chairman Tralle, Commissioners Barrett, Temple, Wilson and <br />Fuchs <br /> <br />Members Absent: <br /> <br />Commissioners Warner and Merrick <br /> <br />Staff Present: <br /> <br />Stephen Rohlf; Building and Zoning Administrator, Bob Wuornos; <br />City Planning Consultant <br /> <br />1. The meeting was called to order at 7:30 p.m by Chairman Tralle <br /> <br />2. Consider Agenda for Tuesday, June 10, 1986 Special Planning Commission <br />Meeting <br /> <br />The site plan for Anda Construction and Elk River Ford were deleted because <br />they did not have their material in to present to the Planning Commission. <br /> <br />3. Consider Ordinance Amendment to Elk River Zoning Ordinance Section 900.20 <br />Subsection 2, Titled Not More Than One Principal Building Per Lot <br /> <br />Chairman Tralle opened the public hearing. <br />opposition of the request. <br /> <br />No one appeared for or in <br /> <br />. Chairman Tralle closed the public hearing. <br /> <br />The Planning Commission carried on the discussion. Bob Wuornos gave a brief <br />summation of what the ordinance amendment was about. He stated that the <br />ordinance amendment will allow multi-family districts, commercial zoned <br />districts and industrial districts the chance for developers to put more than <br />one principal building on a lot following a site plan review by the Planning <br />Commission and following the standards and conditions set forth in Section <br />900.42 of the Elk River Zoning Ordinance which are the standards and <br />conditions for a conditional use but not requiring a public hearing. <br /> <br />Chairman Tralle questioned staff about the fact that selling one building out <br />of a group of buildings on one lot would be impossible. Staff member, <br />Stephen Rohlf told them that the developers would be informed prior to going <br />through this process that in the future, if they wish to sell one of a group <br />of buildings, that would have to go through the administ~ative subdivision to <br />separate that building from the others. <br /> <br />COMMISSIONER WILSON MOVED TO APPROVE THE ORDINANCE AMENDMENT WITH THE <br />LANGUAGE DRAFTED BY BOB WUORNOS CONTINGENT UPON THE CITY ATTORNEY'S REVIEW. <br />COMMISSIONER BARRETT SECONDED THE MOTION THE MOTION PASSED 5-0. <br /> <br />4. Site Plan Review by Country Chrysler to allow more than one principal <br />building on a lot <br /> <br />. <br /> <br />Stephen Rohlf, Building and Zoning Administrator informed the representatives <br />from Country Chrysler that this ordinance had not been adopted by the Council <br />yet and may require a Council member also. He also informed them that if <br />they ever want to sell one building and not the other that they would have to <br />be split up from each other. Mark Corey representing Country Chrysler <br />
