Bjork, Zoning Assistant <br /> <br />1. Pursuant to due call and notice thereof. the meeting of the Elk River <br />Planning Commission was called to order at 7:00 p.m. <br /> <br />2. Consider 7/25/89 Planning Commission Agenda <br /> <br />COMMISSIONER FUCHS MOVED TO APPROVE <br />COMMISSIONER JOHNSON SECONDED THE MOTION. <br /> <br />THE PLANNING COMMISSION AGENDA. <br />THE MOTION CARRIED 5-0. <br /> <br />3. Consider 6/27/89 Planning Commission Minutes <br /> <br />The following corrections were made to the Planning Commission Minutes: <br /> <br />1. <br />2. <br /> <br />"page 6" not "page 5." <br />paragraph add "Staff will work with the <br />Market for a better location of the <br /> <br />Page I, Item 3 - Should read <br />Page 5, Item 6 - The last <br />owners of Hagen's County <br />recycler center." <br /> <br />COMMISSIONER FUCHS MOVED TO APPROVE THE PLANNING COMMISSION MINUTES AS <br />AMENDED. COMMISSIONER EBERLEY SECONDED THE MOTION. The two requests are as <br /> <br />1. To allow two structures on the lot. <br /> <br />2. To allow a motor vehicle service station. <br /> <br />Mr. Bjork further indicated that he had discussed with the applicant <br />splitting of the two parcels. If the parcels were split they would not <br />meet the dimensional regulations required for the C-3. Since this <br />property is located within a PUD, you can establish different dimensional <br />regulations and if it is the concensus of the Planning Commission that <br />this is allowable, then setbacks and lot frontage requirements should be <br />established. Mr. Bjork indicated that PUD standards allow for smaller <br />lots than what is required by City code. <br /> <br />Mr. Bjork explained that we do not have a definition for gas service <br />stations. We do have a definition for Motor Vehicle Service Stations. <br />Staff made the interpretation that a Gas Service Station would be <br />classified as a Motor Vehicle Service Station. The applicant is <br />proposing to locate a "Quick Lube" operation within the 1,000 sq. ft. <br />structure. If its determined that a "Quick Lube" may be appropriate for <br />
