Steve Bjork further <br />indicated that the Planning Commission will have to act on the two <br />issues; amendment for multiple structures to allow motor vehicle service <br />stations on that site. <br /> <br />Chairman <br /> <br />one for <br />hearing. <br /> <br />Kimball opened the public hearing at this time. There being no <br />or against the matter, Chairman Kimball closed the public <br /> <br />Don Schroeder was present and submitted pictures of existing "Quick <br />Lubes" to show how they fit in with the community. Mr. Schroeder <br />indicated that "Quick Lubes" are relatively new and felt that this would <br />be compatible with the existing car wash. <br /> <br />Merle Artac of Penz Oil (future supplier for "Quick Lube) was present <br />and indicated that they were very interested in the aesthetics of the <br />building. Mr. Artac indicated that they felt it was important to develop <br />a building that attracts people. We feel that this type of business will <br />fit in well with the car wash next door. Mr. Artac explained that Penz <br />Oil has a lot of experience developing lube centers as they are the major <br />supplier of all these types of outlets. <br /> <br />. <br /> <br />Commissioner Eberley was concerned with the structure being too close to <br />the west property line and the increase of traffic this would create. <br /> <br />Steve Bjork explained that <br />west, it still leaves a 31 <br />two way traffic. He stated <br />agreement between the adjacent <br /> <br />in regards to the 14 ft. expansion to the <br />ft. driving surface, which is adequate for <br />that there is a joint parking and drive <br />parcels. <br /> <br />Commissioner Fuchs <br />for "Motor Vehicle <br />the next person <br />Service Station" <br />Commissioner Fuchs <br /> <br />explained that we do not have an adequate definition <br />Service Stations" If the applicant were to sell this, <br />who moved in could classify this as a "Motor Vehicle <br />and then come in and request gas and also auto repair. <br />felt minor repair was hard to define. <br /> <br />Commissioner Fuchs was concerned with the arrangement of this lot and <br />felt he could not vote in favor of this conditional use permit request. <br />He felt that two structures were not condusive to this lot. Steve Bjork <br />indicated that Staff does not see any major concerns with two separate <br />structure being located on this lot. <br /> <br />. <br /> <br />At this time, Steve Rohlf, Building and Zoning Administrator gave a brief <br />history regarding the two drives on the lot . Mr. Rohlf indicated that <br />this was originally proposed as a furniture store. There were originally <br />three drives proposed. Mr. Rohlf further noted, that as far as <br />additional accesses on Freeport, it was the City that would not allow <br />additional entrances. A reciprocal parking and drive agreement for all <br />three lots was entered into. <br /> <br />Steve Rohlf further indicated that all the traffic flow has been reviewed <br />by staff and they have no problem with this. <br />
