Park Dedication shall be paid for one dwelling unit at the rate <br />applicable when the subdivision is released for recording. <br />2. Driveway and home location shall be shown before plat is <br />recorded to ensure all setbacks are met. <br />3. A 45-foot drainage and utility easement shall be added around <br />all delineated wetlands. <br /> <br />Background/Discussion <br />Case Number P 22-02 - The property is 10 acres, zoned R1a and <br />thth <br />located north of 209 Ave east of Hoover St (9987 209 Ave). The <br />proposed plat consists of two lots. Lot 1, Block 1 will contain the <br />existing house and the second lot will be a buildable single-family lot, <br />which is eligible for park dedication. Both lots will be 5-acres. <br /> <br />Parks and Recreation Commission <br />The commission recommend park dedication fee for one dwelling unit <br />at the rate applicable when the subdivision is released for recording. <br /> <br />Applicable Regulations <br />City ordinance section 30-375 outlines the required findings for <br />approval of a Plat. <br /> <br />1. The proposed subdivision is consistent with the zoning regulations (article VI of this chapter) and conforms in all respects with <br />all requirements of this Code, including the zoning regulations and this article. <br /> The proposed subdivision is consistent with all zoning regulations. Lot size and lot width meet the <br /> ordinance requirements. <br /> <br />2.
