3. The physical characteristics of the site, including but not limited to topography, soils, vegetation, susceptibility to erosion and <br />siltation, susceptibility to flooding, and drainage are suitable for the type and density of development and uses contemplated. <br /> The physical characteristics of the site are suitable for the type and density of development and uses <br /> contemplated. <br /> <br />4. The proposed subdivision makes adequate provision for water supply, storm drainage, sewage transportation, erosion control <br />and all other services, facilities and improvements otherwise required in this article. <br /> The subdivision includes infrastructure to meet city requirements. The project is on CSAH 33, which is <br /> anticipated to be turned back to the city, so the county has no access spacing concerns. Additional <br /> permits required to comply with erosion control standards maybe required and will be secured prior to <br /> building permit issuance. <br /> <br />5. The proposed subdivision will not cause substantial environmental damage. <br /> Although trees may be removed, the subdivision will not cause substantial environmental damage. The <br /> wetland setback and buffer requirements must be met with all future development. A wetland delineation <br />was approved for this site in May of 2021. The drainage and utility easement should be updated to be <br />located at the 45’ wetland setback. Structures and driveway are not permitted within this setback. Applicant <br />should show driveway and home location before plat is recorded to ensure all setbacks are met. <br /> <br />6.
