In order to <br />compete this project, the applicant will need approval of amendment (LU Hwy 10 <br />20-02) to the Land Use Plan, a plat (P 20-05) establishing the buildable CR 12 <br />parcel, and a Conditional Use Permit (CU 20-07) to establish the <br />residential PUD. <br />The Planning Commission unanimously recommended denial of the ti <br />Conditional Use Permit as the subject property does not have the proper <br />land use designation for the proposed use. <br />Public Hearing Figure I <br />Staff has received numerous comments regarding the proposed project, a few in favor but an <br />overwhelming majority of the comments opposed to project. These comments are attached to the <br />Conditional Use Permit (CU 20-07) Planning Commission Request for Action dated June 23, 2020. <br />Additional comments and presentations are attached to this memo. <br />Numerous people spoke during the public hearing in opposition to the proposed project citing: <br />■ Traffic, safety, noise, lighting <br />Property values and impacts to the neighborhood character <br />The Elk River Vision <br />A nelcoming community nvith revolutionary and spirited resourcefulness, exceptional p o w E A E u s r <br />service, and community engagement that encourages and inspires prosperity ,� g /� <br />
