The resolution vacating the right-of-way dedicated in the plat of 3 <br />Cascade Industrial Park must be recorded before the plat. x <br />2. Park Dedication shall be paid prior to releasing the plat for RR <br />recording — currently 6% of county assessed value or $65,681. <br />3. The applicant must extend 163Td Ave. NW approximately 600 H"y 10 <br />feet to provide access for the vacant developable parcel west of CR 12 <br />the project area. <br />4. A Development Agreement must be signed by the city and <br />developer prior to releasing the final plat for recording. <br />5. A Letter of Credit shall be provided to the city in the amount of �P <br />100% of the costs of the public improvements. 'Y" <br />6. Upon completion of all improvements and acceptance by the o'69 <br />• <br />city, a security or warranty in a form acceptable to the Public <br />Works Director must be secured. <br />Figure I <br />7. Any item or condition found that indicates the site is likely to <br />yield information important to pre -history or history shall be reported to the city immediately.
