Request for Action <br />ToItem Number <br />Planning Commission4.2 <br />Agenda Section Meeting DatePrepared by <br />Public Hearings January 29, 2019 Zack Carlton, Planning Manager <br />Item Description Reviewed by <br />Venture Pass Partners, LLC –17994 Zane St. NW <br />Chris Leeseberg, Senior Planner <br />Preliminary Plat of ER Ventures 2ndAddition, <br />Reviewed by <br />Case No. P 19-01 <br /> <br />Action Requested <br />Recommend, by motion, approval of the preliminary plat of ER Ventures 2ndAdditionwith the <br />condition that Variance V 19-01 permitting a deviation from the minimum lot size has been approved. <br />Background/Discussion <br />The applicant, Venture Pass Partners, has requested to <br />subdivide the 2.77 acre parcel at 17994 Zane Street <br />NW into two commercial lots. <br /> <br />One lot will house an existing billboard, and the <br />second lot will be reserved for future commercial <br />development. The applicant included sketch plans for <br />a possible development on the second lot, but a <br />formal application has not been received. The <br />proposed lot, to house the billboard, is below the <br />minimum lot size required in the C-3 (Highway <br />Commercial) zoning district, and the applicant <br />submitted a variance request (V 19-01) for approval of <br />the non-standard lot. <br />Park Dedication <br />The Parks and Recreation Commission will review the <br />subdivision for Park Dedication requirements on <br />February 13, 2019.
