0 0/, ../ Item # 5.5.
City of
Elk
River
MEMORANDUM
TO: Planning Commission
FROM: Michele McPherson,'Director of Planning
DATE: March 25, 2003
SUBJECT: Case No. ZC 03-02
Request by the City of Elk River for the Rezoning of Certain
Property from RI e, Single Family Residential to R I c, Single Family
Residential
Request
• The Commission is asked to consider a request to rezone certain properties in the City from R1e,Single
Family to Ric,Single Family.
Attachments
• April 11,2000 Memo Regarding Combination of Single Family Zoning Districts
• Analysis Matrix of Single Family Zoning Districts
• April 11,2000 Planning Commission Workshop Meeting Notes
• Excerpt from Zoning Map Illustrating Rte Properties
Analysis
In April 2000 as part of the discussion of the recodification process, the Planning Commission discussed
the various single family zoning districts and whether or not one or two of them could be combined. As
a result of that discussion, during the recodification process, the Rle district standards were removed
from the Zoning Code. As a result,a map amendment rezoning those areas zoned R1e Single Family
needs to be approved provide consistency between the zoning map and code.
As the Commission may recall, the Rle district standards were changed to reduce the minimum lot size
from 20,000 square feet to 11,000 square feet. As a result, this created another single family zoning
district similar to the R1b and the R1c districts.
Recommendation
Staff recommends that the Planning Commission recommend approval of the zoning map amendment to
1111 rezone properties currently zoned R1e Single Family to Rlc Single Family.
