Ach, City Planner„,fevz, <br /> DATE: May 23, 1995 <br /> SUBJECT: Conditional Use Permit Request By Kraus- <br /> Anderson of Elk River, Inc., Public Hearing <br /> Case No. CU 95-07 <br /> REQUEST <br /> Kraus Anderson of Elk River, Inc. is requesting a conditional use permit for site plan <br /> review to construct a 16,000 square foot, multi-tenant, retail store as part of the Elk Park <br /> Center Planned Unit Development. <br /> LOCATION <br /> • South end of the planned unit development between Target and Freeport Avenue. <br /> ZONING/LAND USE <br /> PUD (Planned Unit Development)/HB (Highway Business). <br /> ATTACHMENTS <br /> • Location map <br /> • Zoning map <br /> • Development plans <br /> OVERVIEW <br /> The Elk Park Center planned unit development has been designed to require each new <br /> development to obtain a conditional use permit prior to commencing construction. The <br /> proposed 16,000 square foot multi-tenant retail building was not included in the first <br /> phase of Elk Park Center development plans. Therefore, similar to the freestanding sites <br /> on the east side of Freeport Avenue, a conditional use permit is required prior to <br /> commencing construction. <br /> • The proposed building was approved as part of the overall master development plan for <br /> the entire Elk Park Center planned unit development.
