A Development Agreement must be signed by the city and developer prior to releasing the <br /> final plat for recording. <br /> 2. A Letter of Credit shall be provided to the city in the amount of 100% of the costs of the <br /> public improvements. <br /> 3. Upon completion of all improvements and acceptance by the city, a security or warranty in a <br /> form acceptable to the city engineer must be secured. <br /> 4. Development Plan shall be approved by the city engineer prior to issuance of building <br /> permits. <br /> 5. All appropriate grading permits must be obtained prior to commencing work on the site. <br /> 6. Grading and Erosion Control Plan be submitted and approved by the city engineer prior to <br /> the issuance of building permits. <br /> 7. Surface Water Management Fee be paid for 18 lots at the rate applicable at the time of Final <br /> Plat approval (currently$233). <br /> 8. Park Dedication shall be provided in the form of cash for 18 lots at the rate applicable at the <br /> time of Final Plat approval (currently$1,425.93). <br /> 9. A 10'wide bituminous trail, centered in a 20' trial easement, shall be installed in a location <br /> approved by city staff. <br /> 10. Any item or condition found that indicates the site is likely to yield information important to <br /> pre-history or history shall be reported to the city immediately. Further, the city reserves the <br /> right to stop work authorized in its approval until the site is appropriately investigated and <br /> work is authorized. <br /> Background/Discussion <br /> The applicant proposes to subdivide 53.77 acres into 18 parcels and one Outlot. The subject property is <br /> generally east of Auburn Street, south of 205th Avenue,west of Vance Street, and north of the 201st <br /> Avenue alignment. The property is zoned Single Family Residential (R1-a) with minimum lot sizes of 2 <br /> '/z acres.
