The 2017 rate for low density residential is $1,425.93 per dwelling unit. <br /> <br />2.Trail easements, 20 feet wide, shall be provided along the west side of Elk Lake Rd NW and the <br />north side of the 221st Avenue alignment. <br /> <br />Background/Discussion <br />Case Number P 17-12 <br /> <br />The subject property is west of Elk Lake Road and north of the 221st Avenue alignment. The property is <br />zoned R1-a with minimum lot sizes of 2 ½ acres. <br /> <br />The applicant will be splitting the 36.23 acre property into two parcels, one new buildable lot (2.5 acres), <br />one lot (32.26 acres) for the existing home, and right-of-way dedication. <br /> <br />Comprehensive Plan <br />The property is identified as a residential land use. Rural residential uses are guided to be developed as <br />residential uses in areas outside of the Urban Service Area (i.e., not currently served by municipal sewer <br />and water). The predominant land use in this area is single family detached homes. <br /> <br />Parks and Recreation Commission <br />The Parks and Recreation Commission reviewed this application on July 12, 2017 and recommend Park <br />Dedication be paid for one dwelling unit at the rate applicable when the subdivision is released for <br />recording. They also recommend 20-foot wide trail easements along the west side of Elk Lake Rd NW <br />and the north side of the 221st Avenue alignment. <br /> <br />Applicable Regulation <br /> <br />Approval of a plat may only be ordered if the following findings have been made, as outlined in Section 30- <br />375: <br /> <br />1. The proposed subdivision is consistent with the zoning regulations (article VI of this chapter) and conforms in all respects <br />with all requirements of this Code, including the zoning regulations and this article. <br /> <br /> <br />
