The authorized Conditional Use Permit shall not be recorded until all conditions have been <br />completed. <br />2. The authorized use shall not begin until the Conditional Use Permit is recorded. <br />3. The applicant must apply for and receive approval for all required permits before any <br />construction may begin. <br />4. Elk Path Business Center 5th Addition shall be platted prior to releasing the CUP for recording. <br />5. All utility equipment shall meet the standards set forth in Section 30-1294 (e)(3). <br />6. All comments in the Environmental Memo dated July 1, 2016, shall be addressed. <br />7. All comments in the Engineering Memo dated July 6, 2016, shall be addressed. <br />8. All comments in the Stormwater Coordinator Memo dated July 7, 2016, shall be addressed. <br />Background/Discussion <br />The property is zoned Business Park (BP) and the applicant is seeking a Conditional Use Permit (CUP) to <br />construct an addition and renovate the Sherburne County Government Center located at 13880 Business <br />Center Drive, Case No. CU 16-20. <br />As part of this application, the applicant has submitted an application to plat the Elk Path Business <br />Center 5th Addition for their government center expansion. The plat will consist of Lot 1 (32.13 acres), <br />Outlot A (8.15 acres), and Outlot B (33.89 acres). <br />Analysis <br />Comprehensive Plan <br />The subject property has a land use designation of industrial with a zoning of BP. The proposed use is <br />consistent with both the comprehensive plan as well as the zoning district. <br />Transportation/ Circulation <br />An additional access point is being proposed onto Business Center Drive west of the existing public <br />access. When the project is complete, the existing public access will become an exit only. Staff is <br />requesting signage and striping to clearly define the access as exit only to prevent vehicles entering the site <br />at that location. <br />A IR <br />
