A gravel road through Oudot B and an access at County Road 30 are being considered. The actual <br />construction of these will depend on the bids received for the entire project and their budget. Additional <br />detailing of driveway access to the south will be needed should that occur. <br />Utilities <br />The property/project is served adequately by public facilities including water and sewer systems. <br />The city has requested details of sanitary sewer modifications that will provide for grinding of all illegal <br />discharges currently being conveyed from this property. Please see the letter from Eric West, dated July <br />15, 2016, in response to this request. <br />Building Materials <br />The materials of the addition will complement the existing building and will consist of brick to match the <br />existing, metal panel, and glass. The proposed design meets the BP design standards. <br />There will be one mechanical unit on the roof of the 2nd level addition. The mechanical unit will be <br />screened along the North facade and will help screen the other sides from the main entry. All utility <br />equipment (rooftop and ground units) shall meet the standards set forth in Section 30-1294 (e) (3) <br />Tree Requirements <br />The total number of required new trees may be offset by the retention of existing trees on the lot <br />provided that such trees satisfy the requirements of this section as to size and species. Existing trees <br />between four inches in diameter and less than eight inches in diameter will receive credit for one tree. <br />Existing trees eight inches or greater in diameter will receive credit for two trees. <br />With the existing trees and proposed 163 trees, the ordinance requirements for landscaping (trees) have <br />been met. <br />Planning Commission <br />No one spoke for or against the request and staff has not received any comments since the Planning <br />Commission meeting. <br />The applicant has no issues with the recommended conditions. <br />The Planning Commission unanimously recommended approval of the request. <br />Applicable Regulation <br />The issuance of a Conditional Use Permit can be ordered only if the use at the proposed location: <br />9. 1Vill not endanger, injure or detrimentally affect the use and enjoyment of otherpropery in the immediate vicinity or <br />thepublic health, safety, morals, comfort, convenience orgeneral nvr fare of the neighborhood or the city. <br />The use will not endanger, injure or detrimentally affect the use and enjoyment of other property in <br />the immediate vicinity or the public health, safety, morals, comfort, convenience or general welfare of <br />the neighborhood or the city. <br />2. 1Vill be consistent Pith the comprehensive plan. <br />The use will be consistent with the comprehensive plan. <br />N:ADepartments\Community Development\Planning\Case Files\CUP\CU 16-20 Sherburne Co Expansion\5-City Council\7.2c sr.docx <br />
