Street lights be installed as required by Elk River Utilities. <br /> 2. Address all comments in the comment letter date July 12, 2016. <br /> 3. Plat and development plans shall be updated to show a roadway connection between River Park <br /> and Twin Lakes Parkway,which will be constructed as part of this subdivision. <br /> 4. Staff approval of updated plans. <br /> 5. All structures shall remain outside of the required 45 foot wetland setback, as required in city <br /> ordinances. <br /> 6. Setback requirements for the front yard will be reduced to 25 feet, and applies to both front yards <br /> of a corner lot. <br /> 7. Setback requirements for the side yard will be adjusted to require a minimum of 15 feet between <br /> buildings. <br /> 8. Update the plat to reflect the recommendation of the Parks and Recreation Commission. <br /> Approve,by resolution, the Final Plat for River Park Fourth Addition with the following conditions: <br /> 1. Staff approval of an updated Final Plat reflective of required changes to the Preliminary Plat, <br /> including a connection to Twin Lakes Parkway. <br /> 2. A developers agreement be prepared and executed outlining the terms and conditions of the plat <br /> approval prior to releasing the Final Plat for recording. <br /> 3. Park Dedication shall be satisfied with a combination of land and cash. The cash amount will <br /> equal the percentage not satisfied with land, and in the amount required by the city at the time the <br /> Final Plat is released for recording. (currently$1,425.93/ lot) <br /> 4. Surface Water Management Impact Fee be paid in the amount required by the city at the time the <br /> Final Plat is released for recording. (currently$226/ lot) <br /> 5. Water Availability Charge shall be paid in the amount required by the city at the time the Final <br /> Plat is released for recording. (currently$335/ plumbing unit) <br /> 6. A Letter of Credit shall be provided to the city in the amount of 100% of the costs of the public <br /> improvements. <br /> 7. Upon completing all of the improvements, and having them accepted by the city, a security or <br /> warranty in a form acceptable to the City Engineer will be secured. <br /> POWERED 6T <br /> A IR <br />
